So I bought myself a single family house last night. I managed to get a 4 bedroom/2 full bath split foyer with sun-room, deck and above-ground pool. It also has a shed and driveway. Its in the city limits and it is quite nice. House was built in 1980, but being I was born in 1980, I feel it is still a new house. Anyway, it was on the market as a foreclosure for the past 3 years. Price purchased in 2007 was for $319k and I managed to get it for $145k. I am so happy for the fact this is my first purchase and the first time I have moved out of my parents house. Yes I did just say that. So anyway, I have started a few projects this morning and have more to do. So without further ado. I am about to upload some pictures and you can check it out.

Here I am standing out front.

I lived at home with parents to the ripe old age of 33. I only moved out because I got married. You were one of the smart ones.

Tom

Like Tom (Caymen), I moved away from the family when I got married, although I was only 25 at the time. And that was over 42 years ago.

Richard,

That is the best investment you will ever make. Just don't get wrapped up in buying all the toys by taking out seconds mortgages and Home Improvement loans. That is what probably led the previous owner to lose it. Good luck and enjoy your new home.

Great house and great deal you got. Nothing wrong with staying at parents when it turns out like it has for you. Couple questions. How much money were you able to save for down payment and do you believe you saved it because you were able to live inexpensively with the parents for the past several years? Are your parents glad your outta the house? What are their plans now that your gone? What is that field behind you? Will it always be there, no development?

very nice house. congrats on the purchase. good luck with that pool! lol. lots of work, but worth it on hot days. make sure the important things are in place FIRST. Smoke/CO detectors. Sorry, had to say it. its the fireman in me.:haveabeer:

Rich, don't forget a good fire extinguisher too! The house is really nice. Just remember, potential, potential, potential. In other words, do the work that will give an equal return on your money. Good luck, whens the first BBQ? I'm only about 2 hours away!! Later, BC

LOL Thanks everyone. My family is greatly helping with all the work. It is coming around quite quickly. Just have been doing the minor things to make things easier. Probably will be about 2-3weeks before I actually make the move in. But soon will see. To answer some much needed questions:

Uncle Bob: I can totally understand about not buying all the toys right now. I kind have already bought all the toys while still at my parents house. Have enough furniture to fill the whole place up. Enough electronics to have lots of fun. And plenty of beer/wine to fill the frig.

Me: The house was on the market for $139. I put an offer on the table for $145,100 when I heard the bank had been accepting all offers. So I put my best in. Being I am a first time home buyer, I will get the credit. I had to put down $5k, which was fine with me. And in total I agreed to pay all closing costs and the total with down payment, was around $13k. I paid cash for that. I still have about $10k left to spend in cash for all upgrades and such. Most of this money is back from when I had an injury to the skull at work. I had put that money in the bank under a CD that was collecting 3.8% and I was able to still make deposits of every check that I got from work. I made deposits of $600 every pay for past year. Parents didn't make me pay rent as long as I helped around the house when they needed. My parents are sad that I am out, but are happy that I am making a great investment and finally learning to grow up. I mean, I am 30 now. LOL. Parents plans are still pretty much the same because I have a younger brother who is 26. And the field behind me. Well, just from what I know, I will have a lot neighbors moving in there, mainly because the land is owned by a cemetery. In the photo above the shed is one of the churches in the area.

Mike-CT: The pool is going to be fun. Already priced to get a new liner for $250 and pump for around $500. Not to bad, but not in a hurry to get that one done. There is a pool company down the street called "Namco" which I could get everything from. I will be doing fire safety stuff here soon. Been working on mainly security stuff now.

Bob C: LOL first BBQ... hmmm, not quite sure, but will be happy when I can finally get my own place up and running.

Am going to called "Empire" flooring tomorrow, since they have a great deal going on right now. Anyone have any experiences with them? Also the only new toys I will be doing is the upgrades to the kitchen and will probably get all of that stuff from "Best Buy".

First off, congrats on the purchase. The spending (and work) will never stop now.

Regarding Empire, well I had them give me a quote to tile 80% of my house which was about 1500SF, they quoted me almost 10grand to do it. They only do commercial grade which I did not need in a residence. I am sure they are competitive in their carpet sales, as that's where they get most of thier money.

My advice, is to look at other flooring stores that are not national chains, but local that have the closeout sales, and then find a local installer. We ended up going to a closeout store, bought all our tile for like 1100 bucks or so, then paid the installer like 2 grand to do the work in 4 days. He now does all our flooring and does a great job.

You picked a good time to buy a home. Don't try to do everything at once. Just make it livable. Give yourself plenty of time to think about things like flooring, paint, etc. It's not going anywhere.

Hello all, thought I would do an update. Have done a lot of stuff. Empire came and gave me a quote to do carpet in, 4 bedrooms and closets, main hall closet, basement steps, basement hall way and basement living room. Also included was new laminate in the kitchen and dining room all with new trim. Total cost was $2700. So that is done. Went to JcPenny and did an order for new Blinds. I ended up going with mainly mini blinds and I ended up getting 16 of those and 1 vertical blind. Total cost was $1300. Managed to get a great deal on front loader washer and dryer with the thing they sit on from Lowe's for $1400. Also got a pair of front and rear storm doors from them for $835. Went to Best Buy and got a full Stainless Steel Kitchen that included, fridge, range microwave, stove and dishwasher for $2400. All these prices included warranties. I ripped the pool down. Picked up a 6 person hot tub for free and just need to rework the deck to work with it. Got me a fancy mail box and I have moved in. Managed to rework the kitchen into a new wonder with using all the old stuff. I will upload some photos and show.

Didn't see a garage. Forget everything else, build a garage first, you will need a place to hide, put the beer cooler, and work on the Trac

Nice move, good time to buy.:banana:

looks like you got some fun infront of you there!

get that pool done first then when you got hot and sweaty doing the other jobs youll have something to dive into lol

oh, and that mailbox is sick!

And the field behind me. Well, just from what I know, I will have a lot neighbors moving in there, mainly because the land is owned by a cemetery.

So...You potentially could be having a backyard barbecue going on with lots of friends, family, and music--while people on the other side of the fence are mourning their recently departed loved ones? For your sake, I hope they don't develop that area into a cemetary too soon, just to avoid that uncomfortable situation!

Regardless of that, congrats!
