anyone familiar with acreage in tennesee?

I have a chance to buy 10 acres in tennesse for about $40k, about 30 miles nw of knoxville. Supposed to be a deed restricted community with city water access. One house allowed per five acres and no trailers, farms, hogs or chickens. I think horses and cows are allowed. Anyone know if this is a good deal? There are over 900 acres avail in this plot so I actually have first choice along water, mountain base, etc
 
All I know is its beautiful out there at least on the outskirts of Knoxville. I loved it. I know a couple of members are from there, they can hook you up with the know.
 
Robc, I am from that area (live in Nashville now) and most of my family still resides about 20 miles North/North West of Knoxville. Without much more to go on regarding your question that is about average pricing for property that is not on or near the lakes. My folks bought 40 acres approx 2 yrs ago for $2500 per acre, which brought their total to 100. The other 60 was bought 10-12 years ago for $965 per acre. I understand wages arent that great, Im considering a second home for my retirement (at 30, lol) how far do you have to go to get into the "city"?



Im in sw florida right now, its a very busy area, with everything you could want and property here is untouchable, thank god I built my house when I did, but acreage is just not possible here. I just dont want to feel that Im completely disconnected from the world, lol. thanks
 
You won't be disconnected from the world unless you want to be. N-NW of Knoxville is Oak Ridge, the home of the nuclear labs used by the US in WWII, and still the highest IQ per capita due to all the scientists out there. And just down the road is Knoxville, with the Tennessee Vols, if you are into rabid football fans. After all, how many cities with only 400,000 area residents manage to fill a 107,000 seat stadium for every home game? if you're not into football, game time is perfect for finding a seat in a local restaurant, as long as it's before they let out the stadium! And just a few miles more and you can find people that still need a flashlight and shoes to go to the bathroom after dark!



My wife and I still miss it up there, but the pressures of family and job opportunities brought us back to Houston. We still keep in contact with some up there, and may retire up there ourselves someday.
