Renter's contract???Anyone

Does anyone know where I could find a pretty simple renter's contract. I just bought a townhouse, 3br 2.5ba. I will be staying in the master bedroom and will have two buddies of mine renting the other two. Every place I look up online charges a fee. All I need is something pretty generic. I could almost write one up myself if I put enough time into it.

Seems to me that $12 is a small investment for a little peace of mind. Regardless of whether or not you have a contract, you'll still have to go to court to get anything from dead-beat renters. That will cost much more than $12.



The $12 may be tax deductible, if you are planning to consider those extra rooms as rental property. I'd talk to a tax advisor before you rent those rooms, because I am sure there are tax laws that apply to rental income.



Also, check with your insurance company, because if one of those renters accidentally burns your house down with a cigarette or while cooking, you could be out of luck if you don't have the proper insurance coverages.

Dan, I checked it out this morning. That is perfect, just what I was looking for. Its going to be a contract with friends so I didn't want to scare them away with anything to technical and nitpicky.

Go to an Office Max or Office Depot. They have all kinds of general contracts you can buy in a kit, then you just pick the one that best fits your needs. -Heather
 
Nelson makes a great point about checking with your homeowners insurance. Way too many things could go wrong and a high possibility of you getting screwed over. Doesn't matter if they are good friends or not if they do something and you turn in an insurance claim and your insurance company finds out that you have renters you will probably end up with a denied claim and a cancelled insurance policy.



I wouldn't think that it would cost much at all to add some type of "renters" rider to your policy.
