Hello. I am tired of Michigan weather. So I am wanting to look at some properties in Ft. Lauderdale, FL for a 2nd home. So, if anyone knows of any listings, let me know PLEASE!
 
I live in Fort Lauderdale and there are several houses in my area/town...



Also i have a close friend that is in the business...

I sell/lease commercial real estate out of Virginia. (In case anyone is looking to invest/buy/etc :D) Meaning I don't run across Residential properties much unless it's apart of a townhouse development or apartment complex. I strongly suggest hooking up with a local agent who can help you and really drill the MLS they all use.



Warning: Everything is negotiable in real estate. If they say their commission isn't or the property isn't walk away immediately!
 
I'm more worried of some of the older drivers, you know what i mean the ones where all you see is white knuckles on the steering wheel....LOL.:D

If you're over 55, my grandmother has her place in Margate (NW of Ft. Lauderdale, near Coral Springs if you're familiar with the area) on the market. It's a 2-bedroom, single-story place reflective of much of S. Florida.



It's in a 55 and older community, which is the only reason I mentioned your age.
 
Well I am 27, and I have 2 1/2 dogs as well so I would need a small yard with the home. My cousins live down there, but they are too busy to help right now. I think I am gonna go down there next month for a vacation, and to possibly look at some property if I find any.
 
I also do know about the hurricanes down there, no problems there. I was hoping to get a small decent home with small yard. I am too young for a retirement community....lol. I want to get this small home, and live in it about 6 months out of the year, during hurricane season I would be in my Michigan home, and in Michigan winters I want to be in Florida. Does anyone have a link to throw me that I can view some properties by chance? I have looked, but seem to get nowhere fast.
 
I live in Ft. Lauderdale. It is a buyers market right now but no one is buying yet because there is some current legislation regarding our ridiculous property taxes and insurance rates. Real estate market is completely dead at the moment until those issues get worked out and buyers can see how things are going to pan out concerning those issues. By the way the condo I currently rent on the intercoastal waterway is for sale $283,000.00. Waterview with no fixed bridges to ocean. I will give you the Realtors name if you like. Condos in my development go for $330,000.00 but this one needs to be updated. 2 bed 2 bath. I will even send you pictures since I live here. Lol



Oops sorry I see above you have the pets. No pets allowed at my complex. I will still send you the Realtors name if you like. She is very well known in the area.

We have 2 homes in the Miami/Ft. Lauderdale area, character of each is completely different and so are the prices. 1. Single family 3/2 lakefront w/pool in Pembroke Pines- 15 miles west of the beach. Typical family communities of newer homes, but not much nightlife or excitement. I wouldn't live there if I were 27....Prices in the area start about 225k for townhomes, 325k for houses. Home #2- 3/2.5 contemporary townhouse directly on the intracoastal with 40 foot private dock/ocean access in Sunny Isles Beach(just south of Fort Lauderdale). I lived here when I was single and loved it. Beach across the street, South Beach 20 minutes away, lots of young professionals, nightlife, Brazilian models..... Prices higher on the beach, small condos start about 300k, townhouse next to mine for sale @ 775k. For relatively affordable single family homes which would be a bit older, I would look just west of I-95 in Hollywood or Fort Lauderdale. Real estate market is very slow now, rule of thumb I have heard is to find a house you like and offer 80% of the asking price. I found our house on Buyowner.com.......good luck!:cool:
