Absolutely agree with Rose and Bob in KC very good advice.
I'd go with a local buyer (in your state) only and have them meet you at your bank with their bank information NOT a check or bank draft or money order (just their bank information.)
From that, your banker can check the routing number the buyer provides and call that bank from the Phone number listed on your Banks data base.
Then it would be easy at that point for your banker to set up the one way wire transfer and both parites would feel safe that a third party is watching out for both interest.
