I'm retiring from the Navy next month and moving back to IL, so we're selling our house here in VA. We're doing it "For Sale By Owner", without a realtor. We've had it on the market for about a month now. It got a little stressful for a while, because when you do it yourself, it takes up a lot more of your time, with having to be available to show the house all the time. Also, it's ate up our weekends pretty much since the beginning of April, because we've had an open house almost every weekend. But we kept telling ourselves that we were saving a lot of money without a realtor.



Now it's starting to pay off and get fun. We got an offer last week, and finally got all the necessary paperwork from the seller and took it to the attorney today for review prior to signing. Well, my wife showed it again today to another prospective buyer, and they called back tonight with an offer. We can tell that both buyers want the house badly, so we're going to try to get the best deal we can.



It's nice to be in the driver's seat in this situation.:D



And I'm certain of one thing: After having attended the For Sale By Owner class and learning how simple the whole process actually is, I'll never list my house with a realtor. I'll always sell myself and save a ton of $$$!:cool:



Having done a tour as a Navy recruiter has also helped. I've used my sales skills I learned as a recruiter to sell the house and know how to read prospective buyers.
 
I bought my house from that kinda sale. It went smooth, faster and better than if I had a Realtor. It was the best thing I did.

Yeah, it's been pretty good so far. The second buyer has a realtor, and we've agreed to pay half her commisson (1.5%). She's bringing the second buyer's offer over today. We'll see what happens.



Despite the fact that the market has shifted to being more in the buyers' favor, it's nice get two buyers interested and be more in control of the whole deal.
 
Congratulations- I bought my vacation house from the owner after searching with a realtor and basically being told I couldn't get a 3/2 lakefront pool house for $360k. I saw a buy owner sign on a nice house and in 15 minutes we had a deal on our pool house on the lake for $354K. Everyone was happy but the realtor- when I told him he said I should have let him negtiate a lower price......:cool:
 
BUt like noted, it's a buyers market and it's a lot easier to sell on your own.

Actually a buyers market makes it more difficult FSBO. Less buyers more sellers. You can tell the market has changed with all the big national realtor commercials on TV now. 3 years ago they didn't need to advertise that much. I still maintain a good realtor is worth thier weight in gold....good luck finding a good one.:huh:
 
Update: I called the buyer with the original offer yesterday and told them we had a second offer, and told them what it would take to buy the house.



Talked to him today, he said that he would agree to our criteria, and came over to sign the contract. I just returned from dropping it off at the attorney's office.



Yippeee!!!:D:):lol:



Our house is sold!!!



About 30 days on the market, and For Sale By Owner. Not too bad if I do say so.:cool:
